the maltings project is a new residential scheme in the heart of the newmarket town conservation area. the scheme consists of the conversion and refurbishment of an existing maltings building into high specification modern apartments, together with a new mews style courtyard development of town houses and flats. in addition to private parking allocated for the town houses, there is a semi underground car park with a landscaped roof, offering an area of green space with planting, designed as a communal relaxation area for all residents. in total there are 59 residential units.
a key issue with the maltings building was that the overall plan depth was too deep for residential purposes. also, due to one side of the building forming the boundary line, all flats had to be single aspect, and therefore face onto the courtyard. after a number of design options were explored conrad hit upon a radical idea to make the layouts work. the proposal was to form a large internal full height atrium to the rear of the building, creating a great internal space that would form not only a private entrance to the occupants, but also reduce the apartment depth to a sensible size to allow full use of natural lighting.
